BUILDING INFORMATION:

  • The Name: Ko’ula means red sugar cane in the Hawaiian language (Ko = sugar cane, Ula = red).
  • Category: Luxury. Likely comparable in quality to Anaha and a step above Aeo and Aalii .
  • Status: Waiting for HDCA Approval.
  • Retail: Will take up the entire ground level and part of the 2nd floor.
  • Lobby location: Open air lobby with 17 ft ceiling located on the 2nd floor with views looking over the Central Plaza (a park currently being developed). The plan is to have an elevator on 1st floor for residents and when they exit 2nd floor to the lobby they will be greeted by a Ko’ula staff. Think of something like Trump Tower Waikiki’s 6th floor lobby concept but more spectacular.
  • Parking: Only for residences and guests – No public parking. Located on 3rd to 7th floor. Access via gated garage from the 2nd floor.

  • Podium Structure There will be a low-rise podium structure (think Anaha’s structure below the amenity deck).  Anticipate predominantly studio and 1BR units.

  • Shape: Beautiful curving narrow long shape with ocean mountain orientation like other new condos in Ward Village, such as Waiea, Anaha and Ae’o.

Koula at Ward Village Overview

This artist’s rendering shows The Howard Hughes Corp.’s planned Ko’ula mixed-use condominium in Honolulu. The 41-story building will have 570 units.

Ko’ula is Howard Hughes’ 7th planned tower in it’s Ward Village masterplan. Planned for the “second row” Ko’ula condos will have great ocean views with limited obstruction from “First row” buildings. Ko’ula will feature 570 residential units with 64 reserved housing units. There will be over 58,000 square feet of commercial space, 58,000 square feet of outdoor/indoor recreational space and over 10,000 of open space on the ground level.

The residences will consist of studio, 1 bedroom, 2 bedroom & 3 bedroom residences. Sizes will range from ~300 sq. ft. up to ~1500 sq. ft. of interior living area. Sales at Ko’ula are expected to start late 2018 or early 2019, assuming the developer completes the entitlement process, and construction could start in late 2019.

Location

Ko’ula is planned for a site next to the Ward Entertainment Center on Auahi Street, where a group of warehouse buildings was recently demolished. The tower will have a mauka-makai (North-South) orientation, with the long side facing the soon to be developed Ward Village Central Plaza, which will be an idea from Central Park in New York. Its 4-acre oasis of lawns, trees, and flowing water features feeding on the natural springs in the area. A central gathering place with direct harbor & ocean views for Ward Village residents and visitors to enjoy. It’s the best neighborhood in the most ideal location, on the best island.

Ko’ula will be adjacent to the largest Whole Foods Market in Hawaii, and a short stroll to the Ward Entertainment Center & a new Longs Drugs store as well as a multitude of other shopping & dining options at your door-step. As an added bonus, the new Honolulu Area Rapid Transit (HART) rail station is slated to be located just a short block away.

Lobby level is 2nd floor, 2,200 sf of outdoor recreation space.

Main amenity deck is 8TH Floor – above the parking garage – is expected to be spectacular and boast more outdoor open air space than Anaha – 41,000 sf outdoor space and 15,000 sf indoor space. All amenities are not finalized, but there will likely be a professional 25 meter lap pool, 2 hot tubs, kids play area, catering kitchen, Sauna, Party room, BBQ cabanas, Movie theatre & More.
