Sky Ala Moana in Brief
Sky Ala Moana is a new condo project coming to Ala Moana, which is already home to two of Honolulu’s most luxurious condos: Park Lane and One Ala Moana and also home to the world famous Ala Moana Shopping Center and popular Ala Moana Beach Park.
Sky Ala Moana will be the first condo project ever in Honolulu to offer a combination of residential and condo hotel units (the ladder will allow for short-term vacation rentals).
Sky Ala Moana will be twin tower. One tower will be with residences and the other will be a condotel (hotel-condo). The project will be located on Kapiolani Blvd which is walking distance to Ala Moana Shopping Center (Mountain side). Sky Ala Moana will feature 84 affordable housing units with 390 market price units. It has plan to release the first building to offer affordable housing. Buyer has to be committed to live in the purchased unit for 30 year buy-back period. This length depends on the project. Other buildings in the Ala Moana Midtown neighborhood like The Central Ala Moana and Kapiolani Residence have a 10 year buy-back period.
The architect for the project is Design Partners Inc. They have designed Waihonua, The Collection, Keauhou Place, The Central Ala Moana, Azure Ala Moana, and Kapiolani Residence. All designs are modern but warm and homey.
The project will be located at 1388 Kapiolani Blvd just a block away from Ala Moana shopping center. Along with having a tower dedicated for a condo-hotel that will allow nightly rentals, the residential tower will have a minimum 30 day rental providing the option for vacation rental.

Frank Orrell, Executive Project Manager of Sky Ala Moana said “We aspire to create a for-sale project that will be designed and priced for local residents, in addition to providing accessible rental housing that is affordable to the workforce in the area” and “Careful consideration has been taken with the objective that this project will improve connectivity and become a hub for bike and multi-modal transportation.”
Building has over 400 bike stalls available to residents. Not too much other information about this comes out yet. There will be shops on the ground floor of the project will be lining up on the Kapiolani Blvd. I guess it will be similar to Kaka’ako area. It will be more likely convenient with many of stores which Walgreens, Target, Foodland Farms, Don Quiote, Longs, Walmart and Palama Market. Ala Moana Shopping Center is just a few minutes walk away where you can find world-class shopping and dining with Ala Moana Beach Park located within a short Biki ride away too.
Sky Ala Moana has similar view with Ae’o and ‘A’ali’i in Ward Village. Sky Ala Moana will be slight facing each other as “V” shape orientation of the buildings. Units have both city and ocean views.
Features of the Residences:
The developer doesn’t have detail about what types of finishes or materials but it seems like the general them is would be “light and bright” tones. Kitchen will come with high quality appliances like Bosch with cabinet lighting.
